<p>Concerns about vehicle use and carbon dioxide emission numbers and their possible implications for climate change issues are having an impact on the Greening of large residential developments, as reported in a late 2007study by the National Association of Home Builders (NAHB).</p>
<p>Green development and building is the practice of increasing the efficiency of homes and other buildings as developers and builders utilize energy, water, and materials. Green development and building also enhances overall building impacts on human health and the environment through better siting, design, construction, operation, maintenance, and removal; the complete building life cycle.</p>
<p>The compactness of a residential subdivision is defined as how close together the homes are built.</p>
<p>According to the Energy Information Administration, carbon dioxide has the largest impact on global warming of any of the monitored greenhouse gases. </p>
<p>About 33 percent of total U.S. greenhouse gas emissions are generated from the transportation sector, and among these, carbon dioxide emissions represents 95 percent of the greenhouse gas emissions from mobile transportation sources.</p>
<p>These concerns have prompted states such as California, Massachusetts and Washington to require that real estate developers quantify greenhouse gas emissions from vehicle-use in large residential projects they are planning. However, these states typically do not provide any guidance on how to perform the calculations, and there is currently no well-established, verifiable method for estimating carbon dioxide emissions or vehicle miles traveled (VMT) for households in a particular development.</p>
<p>The NAHB study estimates household gasoline consumption and associated carbon dioxide emissions using the 2001 National Household Travel Survey (NHTS), which is conducted by the Federal Highway Administration (FHWA) within the Department of Transportation. </p>
<p>Standard statistical methods were used to estimate gasoline consumption as a function of the geographic and household characteristics available in the NHTS data. Housing units per block group was used as a standard for the compactness of a residential subdivision (how close together the homes are built).</p>
<p>1.56 to 4.69 housing units per acre translates into about 0.21 to 0.64 acres per home, which is a fairly typical lot size for new construction. About 31 percent of single family detached homes completed in 2006 were built on lots falling into this size range. Nearly 80 percent are on a lot that was 0.64 acre or smaller. However, lot sizes will generally be smaller than acres per housing unit measured over a block group or subdivision. This is because a subdivision will also include roads and other public spaces.</p>
<p>Because carbon dioxide emissions are computed as a simple ratio of gasoline consumption, carbon dioxide emissions also decline as the subdivision becomes more compact.</p>
<p>According to the study, it was not possible to control for every conceivable factor with a possible impact on gasoline consumption in a statistical model based on the NHTS data. Characteristics such as nearby concentrated employment centers and their proximity to a particular subdivision, for example, would impact overall gasoline consumption.</p>
<p>The research shows little relationship between efficiency of vehicles owned, such as hybrids, and subdivision compactness. The exception is that residents in the least dense subdivisions tend to own less efficient vehicles. On the other hand, there is a clear relationship between subdivision compactness and the average speeds vehicles are driven. As the subdivision becomes more compact, the estimated results show that vehicles are driven fewer miles, but they tend to be driven slower which is a a less efficient speed. However, the congestion effect (less efficient driving speeds) is not strong enough to completely offset the effect of reduced emissions.</p>
<p>So, on balance, households in more compact developments still tend to use less gasoline and thus generate fewer carbon dioxide emissions.</p>

<p>Yesterday, the Environmental Protection Agency officially declared that greenhouses gases pose a danger to human health and the environment.</p>
<p>Sounds obvious, I know.</p>
<p>But this was a huge announcement. One that will change the game for cleantech policy and investing.</p>
<p>And one we've been telling you would happen.</p>
<p>The Carbon Backdrop</p>
<p>In case you're not up to speed, here's the carbon policy prologue.</p>
<p>Late last century, the world ratified the Kyoto Protocol - an international accord calling for the 5.2% reduction of greenhouses gases from 1990 levels in industrialized countries.</p>
<p>Under Clinton, the U.S. signed the protocol but never sent it to Congress for ratification.</p>
<p>And George W Bush, citing exemption for developing nations like India and China, didn't submit the treaty for Senate ratification either.</p>
<p>Since then, Congress, the EPA, several states, and hordes of industry lobbyists have a played a carbon-induced chess match.</p>
<p>In 1999, the EPA told California it was not allowed to regulate emissions under the Clean Air Act. California and a dozen other states sued.</p>
<p>And for some time, it looked as though the match would end in a stalemate.</p>
<p>But then a Supreme Court ruling declared that, in fact, the EPA could regulate greenhouse gas emissions. And if they didn't, they had to explain their reasoning scientifically. That just about brings us to yesterday's announcement.</p>
<p>The Irrelevance of Congress</p>
<p>If the picture is still a bit muddy, here's the nutshell version: Before yesterday, it literally took an act of Congress to regulate emissions. Today, all it takes in the signature of an EPA official.</p>
<p>This could be the game-changer we've been waiting for.</p>
<p>For starters, it means the EPA can now bypass Congress en route to regulating greenhouse gases. This could be the policy trigger that many companies have been waiting for.</p>
<p>Large emitters that have been loath to curb emissions should instantly feel the pressure this decision.</p>
<p>Secondly, it will signal to investors that carbon now has a price. That means carbon-intensive businesses, like coal and manufacturing, will have to incorporate this new risk into their models.</p>
<p>And major institutional investors will be looking for plays with minimal carbon risk. The entire cleantech community falls in that realm.</p>
<p>A Deeper Look</p>
<p>Think of it like this...</p>
<p>Until yesterday, carbon was an externality.</p>
<p>So when a utility applied for a bank loan to build a new coal plant, that bank didn't count carbon as a risk.</p>
<p>Now it will.</p>
<p>And provided the other economics hold up, a bank will now be more willing to finance a new wind farm than a new coal plant because the coal plant now carries extra risk.</p>
<p>This is why major banks - BoA, Citi, JPMorgan, Credit Suisse - have established the Carbon Principles, which "provide a consistent approach for banks and their U.S. power clients to evaluate and address carbon risks in the financing of electric power projects."</p>
<p>The city of Los Angeles has already banned new coal plants altogether.</p>
<p>Similarly, when major investors (mutual funds, pension funds, etc.) decide where to place their funds, they'll be less apt to choose a business with increasing carbon risk.</p>
<p>CalPERS - which runs of the largest pension funds in the country - has already requested that companies "intensify efforts to provide investors with comprehensive analysis and disclosure about the financial risks presented by climate change."</p>
<p>And that mentality will be pervasive.</p>
<p>To avoid regulation, big emitters will be forced to clean up their acts. And utilities will simply forgo building coal plants in lieu of cleaner assets.</p>
<p>And Green Chip investors will be cleaning up the entire time. Because we've known this day would come. And we've been preparing for it.</p>

<p>Every day or other, we are knocked over by the shocking reports of melting ice, vanishing glaciers and the increase of water levels in the oceans. Our planet earth is increasingly getting hotter. The news of hurricanes unleashing causalities is alarming. Ask yourself a question - Is it not the duty of each one of us to save our mother earth from being destroyed?</p>
<p>Global warming is the shadow of future turmoil and devastation. And it is no doubt a man made disaster. The charm of the earth is slowly getting lost. The dark shadow of death is creeping widely. In simple terms, global warming is the average rise in earth's temperature. And it is this rise only that has caused the great change in the climate. Average global temperature has increased by almost one degree Fahrenheit over the past century, an additional 2 to 6 degree Fahrenheit increase over the one hundred years is also expected. </p>
<p>This may not surprise you much but it could change the earth's temperature as never before.</p>
<p>Global warming is the number one terrible fate. The major behind global warming is the emissions of carbon-dioxide and other green house from human activities that include industrial processes, fossil fuel combustion, and the changes in the land use, such as deforestation. With the development of the industrial economies, larger amount of carbon-dioxide is released into the atmosphere. Several gases like carbon dioxide, methane, and nitrous oxide act as the additional blanket around the earth. They allow sun's heat to reach the surface of the earth and warm up the temperature. Along with emission of harmful gases. Deforestation is the another devastating force behind the global warming.</p>
<p>Since 1970, the temperature have gone up at nearly three times the average for the 20th century. </p>
<p>By 2100, sea levels are likely to rise between 7 to 23 inches. Resulting in the gradual inundation of coastal areas and increasing beach erosion and flooding from coastal storms, changes in precipitation patterns, increased risk of floods and droughts, threats to the bio diversity and the number of potential challenges for the public health.</p>
<p>However we can all make efforts to save the environment from the serious hazards. And the simplest methods are - using recyclable products, purchase of energy efficient products, tree plantation and reduction in pollution.</p>
